Office

Office fit-out projects sit somewhere between construction and operations management. The building is rarely empty, the tenant has already committed to a lease commencement date, and every trade has to dovetail with security, cleaning, lift access and the day-to-day running of a working asset. Our preconstruction work concentrates on resolving that tension before anyone is on site.


We interrogate the Cat A baseline against the Cat B brief to identify abortive work, test the M&E strategy against landlord-supplied capacities, and pressure-test the programme against the access windows that often get overlooked in early-stage planning: lift bookings, loading bay slots, out-of-hours restrictions on noisy works, BCO sign-off lead times. Cost certainty in this sector is rarely about headline rates. It's about identifying where the BCO Guide to Specification, the landlord's Tenant Fit-Out Guide and the tenant's wish list quietly conflict. We surface those conflicts during preconstruction so they don't surface as variations during the build.
